The client had purchased the property as an investment, and Rosewood were tasked with taking a very run down 2 bedroom property into a 5 bedroom 4 bathroom House of Multiple Occupation. The property needed a full renovation, with several reception rooms being turned into bedrooms to provide additional income, and carefully spaced stud walls created new en-suites in the larger rooms.

The original floor of the building was found to be severely rotten due to extensive damp, so it had to be replaced with a poured concrete sub floor. A specialist contractor was brought in to deal with the damp problem, and while the additional work was an unexpected cost the solution stopped the problem getting worse, allowing the property to be a much more reliable investment in the coming years.


Property brought up to HMO standards

Several walls were removed at the rear of the property to open up the space and make it easier to use, which provided a bright open plan kitchen dining area.

A laundry room was installed to provide the additional facilities required by a larger number of residents, and the entire house had to be brought up to HMO standards including fire doors, door closers, emergency lighting and a fire alarm system.

The heating and hot water system was replaced and upgraded to serve the additional bathrooms.

The boiler was moved into the loft to provide much needed extra space, which was a clever way to further increase the potential of this investment.

While some aspects of this project where much the same as any other, some were quite unusual. As the property had been purchased as an investment, it was important to balance the cost of the works against the return on investment and duration of the project. Duration was particularly important, as tenants were already in place for some of the rooms so the schedule had to be tight.


Project delivered on time to a high standard…

Despite the challenges of working with an older building, the project was delivered on time to a high standard, and tenants were moved in quickly allowing the client to start seeing the all important return on investment.
